Very helpful in every way, I truly think this approach to home ownership may provide benefits to people in our city. That being said, I feel like theres still room for improvement.

Good idea but in reality it's hard to get a mortgage

Attainable homes presents itself as a social enterprise dedicated to the positive impact on the first time home buyers in Calgary. What a lie! They are, in fact, conspiring with the builders to defraud the first-time homebuyers like me by selling overpriced and low quality properties. Plus, they have no understanding of the impact that sudden economic downturn in Alberta has had on these homeowners -zero compassion or consideration! They charged me $35K premium for an unit with a loft compared to the unit w/o a loft in the Westbury Park. Yet, every appraiser and real estate agent that has taken a look at our property is of the professional opinion that the premium should not have exceeded $15K. And, true enough, after six months on the market the property sold for just $12K more than the alternative unit w/o a loft. So, they conspired with the Truman - the builder, to defraud me of at least $23K in the process. They were shamelessly even claiming that the appraisal value was $10K more in order to sell the property better! Moreover, the unit had all kinds of problems - leaky roof that took months to be fixed and skimpy insulation in the attic, to name just few. So, now, after I had to take a job transfer to BC six months ago and despite owning the place for 2 years and 7 months, I still have to pay 50% participation fee to the Attainable Homes. After paying mortgage penalty as well, I am left with just $6K in cash and $12,000 of new debt (to finance the $2K per month household budget deficit for 6 months while the property was on the market and we were not even allowed to rent it out). When I asked for a break on the participation fee, they did not even respond! So, thanks a lot - Attainable Homes! You managed to leave me with more debt than I had before this program and damaged my credit too! What a positive impact you are having on the first time home-buyers in a recession-struck Calgary! You guys are wolves in sheep's' clothing!

3 years ago, Attainable Homes sounded like a great idea. However, the builder on my condo went bankrupt before it was complete. When I decided to buy, the building had been completed (hastily and cheaply by another builder who was hired to complete it), but Attainable swore up and down that there was money in trust with the bankruptcy trustee and if I had problems it wouldn't be an issue. That because of the bankruptcy they would stay involved in the first year warranty period to support me. We couldn't even claim anything under the Progressive new home warranty, as we got shuffled around and lied to for so long we missed the claim deadline.

As soon as they had my money, Attainable walked away. It was 2 years living here before we even had grass. I have deficiencies everywhere and will have to pay out of pocket to fix them. We have had intruders break into our storage units twice, and now have to pay to re-key the building as the security wasn't done properly originally. Attainable will still take their cut to get off my title though. When I approached Attainable about this their response was that the employee who made those promises was no longer with the company.

Now, from the comfort of our cracking, peeling, shifting, subpar condos, my neighbours and I get to see all these commercials and news articles with Nenshi talking about all these wonderful completed communities, which is a complete lie.

DO NOT TRUST THIS PROGRAM. Save for a few more years and purchase the old fashioned way.
